Summary for the month of October

  • October dollars totaled $43,073,850, an increase of 61% from October 2011
  • October transactions totaled 119, an increase of 31% from October 2011
  • Through October, dollars total $315,410,838 an increase of 34% from same period last year
  • Through October, transactions total 1003, an increase of 33% from same period last year
  • As of October, both YTD dollar volume and transaction totals have surpassed the full-year totals of 2009, 2010, and 2011
  • Glenwood Springs led the county in transactions with 34 ($11.5 million), Carbondale followed with 30 ($13.4 million), New Castle 18 ($9.2 million), Rifle 18 ($5.8 million), Silt 11 ($2.1 million), Battlement Mesa 6 ($684,650) and Parachute 2 ($400,000).
  • Bank sales for the month totaled 28 and $5.1 million. This accounted for 24% of the transactions and 12% of the dollar volume.
  • Bank Sale Breakdown: 8- Glenwood Springs, 5 - New Castle, 4- Rifle, 4- Battlement Mesa, 4- Carbondale, and 3 - Silt
  • Through October, there have been 321 bank sales (bank as the grantor), totaling $56.4 million. This accounts for 32% of the transactions and 18% of the dollar volume.
  • Year to date, the average single family home sold price is $337,554, an increase of 8% from full year 2011
  • Year to date the median single family home sold price is $225,000, exactly even with full year 2011
  • Through October, 80% of the single family homes have sold for $400,000 or less.
